We are seeking a highly skilled and experienced Property Manager to oversee our diverse portfolio of properties in Dubai. As a Property Manager, you will be responsible for ensuring the efficient management and maintenance of residential and commercial properties, ensuring tenant satisfaction, and maximizing the property's financial performance. This is a dynamic role that requires exceptional organizational, communication, and leadership skills.

Responsibilities:

Property Operations Management:

Manage day-to-day operations of residential and commercial properties, ensuring compliance with company policies, local regulations, and industry best practices.
Oversee the maintenance and repair activities, ensuring prompt resolution of tenant issues and maintenance requests.
Conduct regular property inspections to identify maintenance needs, safety concerns, and opportunities for improvement.
Coordinate with contractors, vendors, and suppliers for property repairs, renovations, and improvements.

Tenant Relations and Customer Service:

Build and maintain positive relationships with tenants, addressing their concerns, inquiries, and requests in a timely and professional manner.
Manage the leasing process, including advertising vacancies, conducting tenant screenings, negotiating lease agreements, and coordinating move-ins and move-outs.
Implement strategies to enhance tenant satisfaction, such as organizing community events, responding to feedback, and resolving disputes.

Financial and Administrative Management:

Prepare and manage property budgets, ensuring revenue goals, and expense targets are met.
Monitor rent collection and delinquencies, taking appropriate actions to ensure timely payments and minimize arrears.
Review and approve property expenditures, ensuring cost-effectiveness and adherence to budgetary constraints.
Prepare regular financial reports, including income statements, balance sheets, and cash flow statements.

Legal Compliance:

Stay updated with local property laws, regulations, and tenant rights, ensuring compliance at all times.
Coordinate with legal professionals, if necessary, to resolve any legal disputes or issues.
Prepare and execute lease agreements, addendums, and other legal documents.

Team Leadership and Supervision:

Recruit, train, and supervise property management staff, ensuring they have the necessary skills and resources to fulfill their responsibilities.
Provide guidance, support, and performance feedback to the property management team.
Foster a collaborative and positive work environment, encouraging teamwork and professional growth.

Requirements:

Bachelor's degree in Real Estate, Business Administration, or a related field (preferred).
Proven experience as a Property Manager, preferably in Dubai or the UAE, with a solid understanding of local property market dynamics.
Excellent knowledge of property management principles, practices, and legal regulations.
Strong financial acumen and proficiency in budgeting, financial analysis, and reporting.
Exceptional communication, negotiation, and interpersonal skills.
Strong organizational and multitasking abilities, with the ability to prioritize tasks effectively.
Attention to detail and a commitment to delivering high-quality service.
Proficient in property management software and Microsoft Office Suite.
Fluency in English is required, while proficiency in Arabic is highly desirable.
Valid driver's license.
